East of England Landlords: PRS Database Starts 15 January 2027
If you let in the East of England, you are next after the West Midlands in the national rollout of the PRS database (the private rented sector database under the Renters' Rights Act). On current published plans the requirement for East of England properties starts on 15 January 2027, and you have a three-month window to register by 14 April 2027. Treat those dates as the working timetable, then verify on GOV.UK, the NRLA, and the legislation before you rely on them, because rollout calendars and fees can change.
Second in the queue, not last to prepare
West Midlands landlords face the duty from mid-December 2026. You get roughly a month more before your regional clock starts, which is useful if you watch how the first wave goes: live service quirks, fee detail, and which certificate questions trip people up. It is not spare time to ignore. January sits after Christmas contractor downtime, when gas and electrical engineers book up fast across Cambridgeshire, Essex and Hertfordshire. Which East of England councils and areas are in scope
Schedule 1 to the Private Rented Sector Database Regulations 2026 defines the East of England cohort by local authority area (as those areas stood on 15 December 2026). If your rental sits in any of the following, plan for the January 2027 start and the April 2027 register-by date:
Bedford Borough Council, Cambridgeshire County Council, Central Bedfordshire Council, Essex County Council, Hertfordshire County Council, Luton Borough Council, Norfolk County Council, Peterborough City Council, Southend-on-Sea City Council, Suffolk County Council and Thurrock Council.
In plain language that means the big shire counties (Cambridgeshire, Essex, Hertfordshire, Norfolk, Suffolk), the Bedfordshire unitaries (Bedford, Central Bedfordshire, Luton), Peterborough, and the Essex unitaries of Southend-on-Sea and Thurrock. Your clock follows where the property is, not where you live or where your agent is based. A landlord in London with a house in Luton or a flat in Southend still faces the East of England window for that property.
Within those counties you will find very different lettings markets: Cambridge and Norwich student and professional lets, Hertfordshire and south Essex London-commuter stock, coastal and market-town lets across Norfolk and Suffolk, and denser urban portfolios in Luton, Peterborough and Southend. The PRS database rules do not change by market type. What changes is how quickly you can get a Gas Safe engineer or an electrician when everyone else in your town is also renewing before the same deadline.
East of England prep checklist before 15 January 2027
Use this as a working list for every East of England let you own or manage:
- Gas safety (CP12) in date where gas appliances are present, with the certificate filed and renewal date noted.
- EICR satisfactory and still within its validity period for the electrical installation.
- EPC valid and at the rating the rules require for your let.
- Landlord and property details ready: full name, contact details, property address, and how the tenancy is held.
- Tenancy paperwork to hand: written agreement, how rent is paid, and who occupies the property.
- Deposit protection and prescribed information completed correctly if you took a deposit, with scheme details available.
- Licensing paperwork if the property needs an HMO or selective licence locally. Several East of England councils run schemes that sit alongside the PRS database, not instead of it. Check your own authority rather than assuming a neighbour's rules apply.
- Government sign-in set up ahead of time so you are not creating an account on deadline day.

What to do between now and April 2027
- List every East of England property you let, including those managed by an agent, and note the local authority for each (county, unitary, or city).
- Audit certificates this autumn: gas, EICR and EPC. Prefer bookings before Christmas so January is free for registration, not for waiting on reports.
- Bundle documents per property so registration is copy-and-paste, not a hunt across email and drawers. Student lets and HMOs often have more paperwork; give those files extra attention.
- Diary the dates: requirement from 15 January 2027; register by 14 April 2027. Aim to complete registration well before mid-April, not on the last weekend of the Easter break.
- Watch the West Midlands first wave from December 2026, then re-check GOV.UK nearer your start date for the live service link, fee, and any adjustment to the regional calendar.
Agents can help with the upload, but responsibility for registration typically sits with the landlord.
