Registration itself is quick — if your details and certificates are already in order. This is the plain-English checklist of what to gather now, so your region's deadline is a formality, not a fire drill.

You register yourself as landlord once, and then each rented property separately. Have both sets of information ready before you open the service — that way you're not stopping halfway to dig something out. The final list of fields is set by regulations, so treat the two lists below as a practical guide and confirm the exact requirements on GOV.UK nearer the time.
You do this part once and receive a Landlord Registration Number.
You do this for every let property and receive a Property Registration Number for each.
None of this is new paperwork — it's the compliance you should already hold. The database just makes holding it current and visible non-negotiable. "Register-ready" means each document isn't only present but in date, so run this check on every property:
Where the property has gas. A Gas Safety record (CP12) is renewed every year by a Gas Safe registered engineer — check the date and book the renewal if it's within a couple of months.
A satisfactory Electrical Installation Condition Report for the installation. An EICR typically lasts up to five years (or as stated on the report) — check the "next inspection" date and that any C1/C2 items were remedied.
A valid Energy Performance Certificate. An EPC lasts ten years, but must also meet the minimum rating that applies — so check it's neither expired nor below the required band.
